This is where we do the heavy lifting. Behind the scenes, we search a wide panel across the entire mortgage market, Identify mortgages matching your criteria for rate, product fee, cashback and incentives.

Check lender criteria including maximum loan-to-value (LTV), income multiples, and credit score requirements. Use specialist sourcing software updated daily with current UK mortgage products.

Personalised recommendations

We present a shortlist of recommended deals, mortgage options. This will show Interest rate, monthly payments, total cost over the fixed period, any fees or cashback.

You receive a written recommendation and mortgage illustration before deciding how to proceed. This is required by FCA rules and ensures you can make an informed choice.

We talk through the pros and cons: fixed vs variable, length of fixed period, early repayment charges, and flexibility. This advice, explanation and documentation are all included within our fee free service.

Application and paperwork

Once you choose a mortgage product, we complete the mortgage application on your behalf.

How fast can I get an agreement in principle?

An Agreement in Principle (AIP), also called a Decision in Principle (DIP), is a statement from a lender indicating how much they’d likely lend you.

Estate agents often ask for one before accepting an offer on a property.We can usually arrange an AIP within the same day or a max of 1–2 working days of receiving key documents. Sometimes faster for straightforward cases.

An AIP does not guarantee a final mortgage offer, it’s based on the information provided and a soft credit check. The full application involves more detailed checks. But it’s a strong indication and shows sellers you’re serious.We do not charge any fee to arrange an AIP. You’re free to change property or lender later if needed.

Are fee free brokers really independent?

We search the whole of market and recommend the most suitable mortgage based on your circumstances, not on which lender pays us the most. Our commission rates are similar across lenders, removing any incentive to push you toward a particular product.

Traditional brokers often charge between £300 and £1,000+ for their services. Some charge a percentage of your loan amount. A fee free mortgage broker works differently, we’re paid only by the lender on completion, meaning you keep more money in your pocket for moving costs, furniture, or simply peace of mind.

Will I pay more in interest with a fee free broker?

No. The mortgage rates we access are the same as or sometimes better than, rates available directly. Many lenders offer exclusive broker-only deals with lower interest rates than their direct-to-consumer products.

What if my case is complicated?

We handle complex cases regularly, self-employed income, tier 2 visa's and unusual properties. Our advice remains fee-free regardless. The only time when you will be referred across to our parent company is if you have adverse credit, these type of applications are far more complex.
